TOUR SPACE
Once a broker has pulled all the available options, they will usually begin a process to narrow down the list for potential tours; eliminating any properties that may have been leased or sold. Tours are normally scheduled during business hours, Monday through Friday. Prior to touring, it is the role of the broker to contact the listing team and/or landlords for each property to ensure that the space is still available. While the initial option may be off the market, landlords sometimes have space available that is similar to or even a better fit for the needs of the client. Tours are an essential part of the process, as they give the client a solid sense of the space potential and the amenities offered by the property and the surrounding area. In an ideal situation, all of the principals in a company will have the option to tour together; however touring can sometimes take a few tries. CBRE brokers, for example, may schedule multiple tours around the schedules of the primary decision makers to ensure that everyone will be on the same page as the time for a decision draws closer. The client will narrow down the field of choices to one or two and present a proposal or letter of intent to each of the prospective properties.
